What do Landlord Gas Safety Certificates include?
Gas safety checks must be carried out by a Gas Safe Registered engineer. Your Landlord Gas Safety Certificate will include:
- A description and location of each appliance and flue checked
- The name, signature, and registration number of the engineer who carried out the inspection/check
- The date on which the inspection/check was undertaken
- The address of the property where the appliance and flue is installed
- The name and address of the landlord (or his/her agent), where applicable
- Any safety defect(s) identified and any action that is required or taken to fix/rectify it
- Confirmation of the results of operational safety checks undertaken on the appliances

Yes. Landlord Gas Safety Certificates are often referred to as CP12. The CP12 is just an out-of-date name for the Landlord Gas Safety Certificate.
Does a tenant need a copy of the Landlord Gas Safety Certificate?
Yes, landlords should keep a copy of their Gas Safety Certificate. By law, they must also provide their tenant with a copy. This has to be done within 28 days of the gas safety check being completed. So, make sure that you provide your new tenants with a copy of the latest certificate.
Are Landlords Responsible for Gas Appliances?
Tenants are responsible for all the gas appliances that they own. However, as the Landlord, you’re responsible for any flues, chimneys and pipework that they’re connected to. Both the gas supply and all appliances in a home must be in a safe condition. In addition to this, only Gas Safe registered engineers can fit or repair them. Appliances can include things like gas boilers, gas pipework, gas cookers, gas water heaters and gas fires.
